Commercial Stucco Recoating in Kennesaw

A faded, patchy facade makes a Kennesaw center or office building look older than it is. If the wall underneath is sound and dry, a recoat or color change renews the whole building without the cost and disruption of removing the cladding.

Refresh, don’t replace

A new look starts with a dry wall

Owners recoat for different reasons. A shopping center is being repositioned to attract new tenants, an office building needs to compete with newer space, an apartment community is getting a brand refresh, or an elevation simply has twenty years of mismatched patches on it. In each case, a finish coat or coating can change the color and texture of the entire facade and make it read as one surface again.

A recoat only lasts on a sound substrate, so we survey first. We take moisture readings at windows, joints and parapets, repair cracks and impact damage, replace failed sealant and correct any wet areas before any finish goes on. Coating over a wet wall traps the water and the new finish blisters.

Then we choose the product for the wall: an acrylic finish to match or change texture, an elastomeric coating to bridge hairline cracking, or a breathable coating where the wall needs to dry. Sample areas go up for approval before the full elevation.

What we apply

Commercial recoat and finish work

Every finish project starts with the same check: is the wall underneath dry and sound? After that, it is about the look the property needs and how the wall needs to breathe.

Whole-building recoats

A new finish or coating applied corner to corner on every elevation, so old patches, stains and uneven fading disappear.

No lap marks mid-wall

Color changes & rebrands

A new color scheme for a repositioned shopping center, a new tenant’s brand standards or an office building heading back to market.

Sample areas approved first

Elastomeric recoats

Thick, flexible coatings that bridge hairline cracks and shed water, used on walls that have been tested and are dry behind the finish.

Only over a dry wall

Breathable coatings

Vapor-open coatings for hard coat stucco walls where trapping moisture would do more harm than good.

Lets the wall dry

Condo & HOA reserve projects

Recoats planned around a reserve study and budget, phased by building or elevation, with a written scope the board can approve.

Itemized for the board

EIFS finish renewal

Recoating sound EIFS with a compatible finish after joints are replaced and damaged areas are repaired.

Joints replaced first

Choosing the right finish for the facade

Acrylic finishes give an even color, flex more than cement and hold color well, and they are the usual choice for renewing EIFS. Elastomeric coatings go on thicker and bridge fine cracks, which suits weathered stucco on condominiums and apartment buildings, but they slow drying, so we use them only where the wall has been tested and is dry. Breathable coatings let hard coat stucco dry out where vapor would otherwise be trapped.

We tell you which option fits each building and why, and put it in the written scope. Before a full recoat we prepare sample areas on the building so the owner, board or brand manager sees the color and texture in daylight before committing to every elevation.

Our process

How a commercial recoat works

Most of the result is decided in the prep. A coating bonds only as well as the surface it goes on, and an occupied property needs a plan as much as a crew.

Test & document

We take moisture readings, sound for loose or hollow areas and look at every joint, window perimeter and penetration before recommending a finish.

  • Readings by elevation
  • Delamination checked
  • Photo documentation

Scope, samples & phasing

You get an itemized scope that separates repairs from finish work, sample areas for approval, and a phasing plan around tenants, residents and business hours.

  • Repairs priced separately
  • Samples approved on site
  • Phasing for budgets

Prep & recoat

Walls are cleaned, cracks and failed sealant are repaired, glass, storefronts and landscaping are masked, and the finish goes on corner to corner.

  • Wall washed & dried
  • Entrances kept open
  • Daily cleanup

Planning a recoat for leasing or reserves?

We will check whether the facade is sound enough for a recoat and put the options in a written scope you can take to ownership or the board.

Facade refresh in Kennesaw

Repositioning Kennesaw properties without a re-clad

Kennesaw’s retail and office market moves quickly, and an outdated facade is often the first thing prospective tenants notice.

Many centers along Barrett Parkway and Cobb Parkway, office buildings along Chastain Road and apartment communities across Kennesaw are sound buildings with tired finishes. A coordinated recoat, often paired with new sealant and updated colors on towers and sign bands, can modernize a property for leasing at a fraction of the disruption of new cladding.

Color changes

Whole-building color updates for rebrands, repositioning and new ownership.

Elastomeric coatings

Crack-bridging coatings for walls with widespread hairline cracking.

Questions & answers

Recoating FAQ for Kennesaw properties

Questions Kennesaw owners, boards and managers ask before a facade refresh.

Do we need approval for a new facade color in Kennesaw?
It depends on where the property is and what governs it. Check with the City of Kennesaw or Cobb County about any design standards, and with your association or center declaration if one applies.
Can you recoat a shopping center while stores are open?
Yes. We work in sections, keep storefronts and walkways open and coordinate around delivery times and peak shopping hours.
How long does a recoat last?
It depends on the product, the exposure and how well the wall underneath was prepared. Repairing cracks, joints and wet areas first is what makes a recoat last.
Can you recoat EIFS as well as hard coat stucco?
Yes. We use finishes compatible with each system and prepare the surface accordingly.
Will a recoat hide old patches?
Finishing an entire elevation corner to corner gives a uniform color and texture that hides old patches far better than spot repairs.
