Older EIFS needs a system-specific repair

EIFS was a popular choice as Kennesaw’s commercial corridors filled in. It was light, quick to install and could be shaped into towers, bands and cornices, which is why so many shopping centers, office buildings and apartment communities in the area wear it. Much of the early EIFS, though, was a barrier system: it relied on a perfect outer skin and had no way to let water drain back out once it got behind.

After decades of storms, the weak points on those walls are predictable. Sealant at windows and panel joints has failed, terminations at the base and at roof lines were never back-wrapped, and impact damage near entries has opened the mesh. Water reaches the sheathing and stays there.

We repair EIFS with EIFS materials and methods: cutting out wet areas, replacing sheathing, rebuilding board, base coat and mesh, and resealing joints. Where barrier walls keep failing, we discuss converting elevations to a drainable design. A finish recoat then unifies the facade.

What we restore

EIFS & Dryvit restoration in Kennesaw

Most EIFS problems come down to water at the edges or damage to a soft face. The scope depends on whether the substrate behind is still dry.

Wet substrate repair

Wet sections are cut out, damaged sheathing replaced with glass-mat gypsum board, and the wall rebuilt with new board, mesh, base coat and finish.

Dry substrate first

Joint & sealant renewal

Failed sealant at windows, storefronts and panel joints is replaced with backer rod and an EIFS-compatible sealant against a sound edge.

The first line of defense

Facade recoats

A new finish coat over sound EIFS renews color and texture across an entire elevation or building without removing the system.

Recoat or color change

Barrier to drainable conversion

Failing barrier EIFS is removed and replaced with a drainable system over a weather barrier, elevation by elevation if needed.

A wall that can drain

Impact damage

Dents and punctures at entrances, loading areas and ground-floor corners are cut back, rebuilt with heavier mesh where needed and blended in.

Soft face, solid repair

Below-grade foam & termites

Foam board run into soil or under pavement gives termites a hidden path. We cut it back above grade and repair damaged framing.

Choosing the right EIFS scope

If moisture readings are low and damage is local, section repairs with new sealant joints and a matched finish are usually the right answer. If the facade has been patched many times or faded unevenly, a recoat across the elevation gives a uniform look and helps a dated building show better to tenants and prospects.

When barrier EIFS shows wet readings in many places, repairing spot by spot often just moves the problem. Converting to a drainable system, or to hard coat stucco or fiber cement on some elevations, can be the better long-term choice. We explain the options with readings and photos in front of you, separate urgent work from what can be phased, and document any change in scope for your approval before we proceed.

Our process

How an EIFS restoration runs

Restorations run elevation by elevation, so tenants and residents keep their entrances, parking and daily routine.

Identify & survey

We confirm whether the facade is barrier or drainable EIFS and take moisture readings to find the edges of any wet area on each elevation.

  • System identified
  • Readings mapped by elevation
  • Photo documentation

Remove & rebuild

Damaged EIFS and wet sheathing come out. New sheathing, weather barrier and insulation board go in, with flashing corrected at the leak.

  • Wet sheathing replaced
  • Flashing corrected
  • Foam kept above grade

Mesh, coat & finish

Base coat and reinforcing mesh are lapped into the existing wall, joints are sealed, and the finish is matched or the elevation recoated.

  • Mesh lapped into old work
  • Compatible materials
  • Matched finish

Not sure if the building is EIFS or stucco?

EIFS sounds hollow and feels softer than cement stucco when tapped. We confirm it on the first site walk.

EIFS in Kennesaw

A generation of Kennesaw buildings clad in EIFS

Buildings of the same era tend to share the same EIFS details, and the same failures.

Much of the retail and office space around Town Center and Barrett Parkway, and many apartment communities along Cobb Parkway and Chastain Road, went up while EIFS was a common finish. When we survey one of those buildings, we already know where to look: window sills, panel joints, foam bands and the bottom edge of the wall. That experience shortens the diagnosis and makes the repair scope more accurate.

Barrier EIFS

Older face-sealed walls with no drainage plane, common on buildings from the EIFS boom.

Foam bands & towers

Shaped trim, cornices and entry towers whose flat tops collect water.

Dated finishes

Faded, mildewed or out-of-date colors that a recoat can renew without removing the system.

Questions & answers

EIFS restoration FAQ for Kennesaw

Questions Kennesaw owners and managers ask about older EIFS and Dryvit facades.

Is EIFS a bad system for a commercial building?
No. Problems come from barrier designs and poor details at windows, joints and terminations. Properly detailed and maintained, EIFS performs well; restoration focuses on the details that let water in.
How do we know if our Kennesaw building has barrier or drainable EIFS?
Original drawings may say, but often the only way to know is to look at the wall. During a survey we check terminations and, where needed, make a small inspection opening to confirm what is behind the finish.
Can we restore one elevation at a time?
Yes. Many owners phase EIFS restoration by elevation or building over several budget years, starting with the walls that have active leaks.
Do we need approval for a new EIFS color in Kennesaw?
If your property is in an area with design standards, or under an association or shopping center declaration, it may. Check with the City of Kennesaw or Cobb County and any association or landlord before choosing a color.
Can you repair Dryvit specifically?
Yes. Dryvit is a brand of EIFS, and we repair and recoat it with compatible EIFS materials and methods.
