Built to drain

Hard coat stucco built for Georgia rain

Hard coat stucco is a cement-based skin, and cement absorbs water and dries out again. That is fine as long as the wall behind it is built to handle the water that passes through. On commercial and multifamily buildings in Kennesaw, the failures we repair on older hard coat almost always trace back to the hidden layers: a single layer of building paper, lath fastened flat to the sheathing, no control joints on a long elevation, or weep screed buried at grade.

On new work we install a two-layer or engineered weather barrier lapped shingle-style and integrated with window and storefront flashing, furred lath so the scratch coat keys in properly, and control joints laid out to break up long walls and frame openings. Weep screed sits above paving and landscape so the wall can drain.

Then come the scratch, brown and finish coats, each given its cure time. Rushing a cure in Kennesaw’s summer heat is how shrinkage cracking starts.

What goes into the wall

Every layer of a commercial stucco wall

A finished three-coat wall is a little under an inch thick, but it is built from six separate parts. Skip one and the others cannot make up for it.

Weather-resistive barrier

Barrier lapped top over bottom, so water that gets past the stucco runs down and out instead of into the sheathing.

Lapped like shingles

Metal lath

Self-furred lath fastened into the framing and held off the barrier, so the scratch coat wraps around it and locks in.

Fastened to framing

Weep screed & casing beads

A weep screed at the base lets water drain out; casing beads finish the edges at windows and storefronts with room for sealant.

Clear of grade & paving

Control & expansion joints

Joints break long elevations into panels and isolate floor lines, so building movement shows up at the joint instead of as random cracking.

Laid out before lath

Flashing & kick-outs

Head flashing over openings, parapet and coping details and kick-outs at roof-to-wall lines go in with the barrier, where they can be lapped correctly.

Where most leaks start

Three coats, properly cured

Scratch, brown and finish coats applied in sequence, with base coats kept damp and given time to cure before the next goes on.

No rushing the cure
Which project?

New buildings, additions and re-clads

On new construction we coordinate with the general contractor, framer, window and storefront installers and roofer so barrier and flashing go in in the right order. On an addition, the new wall has to tie into the existing stucco without a visible seam, which means matching texture and planning a joint where old meets new.

A re-clad is the biggest job, and on an occupied building it is planned elevation by elevation: the failed cladding comes off, we inspect and replace damaged sheathing, then install a complete new system before moving on. If the existing stucco is sound and the goal is a new look, a recoat or color change may be all the building needs.

Our process

How a commercial stucco wall is built

Three-coat stucco takes time because each coat has to cure. Much of the schedule is curing, not labor, and that time is what makes the wall last.

Review & prepare

We review drawings and joint layout, check the sheathing, install the weather barrier from the bottom up and integrate it with window, storefront and roof flashing.

  • Joint layout confirmed
  • Barrier lapped correctly
  • Kick-outs installed

Lath & accessories

Weep screed, casing beads, corner aids and control and expansion joints go on with the lath, fastened into the framing and laid out to suit each elevation.

  • Screed set above grade
  • Joints laid out by panel
  • Lath fastened to framing

Three coats & cure

The scratch coat is scored and kept damp, the brown coat is floated flat and allowed to cure, then the finish coat sets the specified texture and color.

  • Base coats moist-cured
  • Cure time between coats
  • Finish to the spec

Bidding new construction or a re-clad?

Bring us in before the windows go in. Flashing, barrier and joint details are easiest to get right early.

New hard coat for Kennesaw’s storefronts

Downtown storefronts, mixed-use projects and new multifamily buildings are where we see the most new hard coat in and around Kennesaw.

Hard coat suits buildings that take abuse at street level and where a cement finish fits the design, from storefront renovations near downtown Main Street to new retail and apartment buildings along the major corridors. Cobb County’s red clay also matters: wet clay splashing onto the base of a wall stains finishes and blocks weeps, so we pay close attention to grading and clearance at the screed.

Three-coat systems

Scratch, brown and finish coats over furred lath and a lapped weather barrier.

Joints laid out

Control and expansion joints planned for long elevations, openings and floor lines.

Cure time respected

Coats scheduled around heat and humidity so the stucco cures without shrinkage cracking.

Questions & answers

Stucco installation FAQ for Kennesaw

Questions Kennesaw owners, developers and contractors ask about new hard coat stucco.

Are there design guidelines for storefronts in downtown Kennesaw?
Downtown and other districts may have design or material standards that affect exterior finishes. Check with the City of Kennesaw before finalizing materials and colors for a downtown project.
Does new stucco on a Kennesaw building need a permit?
New cladding is typically part of a permitted project. Check with the City of Kennesaw or Cobb County building department, depending on the property’s location.
How long does three-coat stucco take?
Each coat needs cure time before the next, so a hard coat installation is spread over a period of weeks depending on weather and the size of the building. We give you a sequence with the quote.
Should we choose hard coat stucco or EIFS?
It depends on the design, insulation needs, budget and how the building will be used. Hard coat is dense and impact-resistant; EIFS adds continuous insulation and is lighter. We can walk through the trade-offs for your project.
Can you work in Kennesaw’s summer heat?
Yes, with adjustments: we schedule coats for cooler parts of the day, shade and mist-cure as needed and avoid finishing in direct midday sun.
